On the jobsite: San Diego Tile Roof Before and After

It is amazing how replacing the old wood shake roof on this San Diego house completely changed how it looks. It took decades off its appearance!

Many homeowners are replacing the old wood shingle roofs because they are highly flammable and San Diego is extremely susceptible to wild fires.

On this roof we first removed the old wood shingles and then installed 4x8 osb sheeting on top of the existing skip sheeting to provide a solid surface on which to install a new tile roof. We then installed a double layer of 40# felt paper underlayment on top of the new sheeting.

Once the roof was protected from the weather we built two skylight openings over the main roof area as you can see in the "after picture" to brighten up the living space with natural light.

When the roof was prepped and ready for tile, we installed an Eaglelite Capistrano 3706 Grand Canyon lightweight concrete tile roof system. On this particular home the lightweight tile option allowed for an install with no structural modifications.

As you can see below the roof looks fantastic and the owner is extremely happy with the job.

Brightening a Small Bathroom: Complete Bathroom Remodel in San Diego, CA

We recently finished a complete bathroom remodel in San Diego. We took an old, outdated bathroom and brightened it by installing a custom glass shower enclosure.

The client also wanted the room to look bigger and brighter, so we installed a new window with obscured glass and a solar tube with a built in exhaust fan over the shower area. Another fabulous way to make a room look bigger is by installing recessed can lighting instead of a wall mounted light fixture.

We were able to make room for the shower enclosure without changing the footprint of the bathroom by taking out the old bathtub. The homeowner gained much needed space with a built in niche stretching across the length of the shower enclosure and accented with matching mosaic tile. The subway tile wainscoting coupled with modern glass trim tile allows for a blending of old and new; allowing us to keep the vintage feel while highlighting the modern design features.

The rugged look of the tumbled stone shower pan paired with durable porcelain floor tile creates a space that is luxurious and functional. We also added a niche in the wall with glass shelves for more open storage space.

Bathroom Remodel Features:
  • Tile on bathroom walls with mosaic tile boarder
  • New vanity with Kohler undermount sink
  • Tumbled stone shower pan
  • Mosaic tile niche across length of shower enclosure
  • Shelving with tile back drop and glass shelves
  • Newly installed obscure glass window
  • Solar tube with built in exhaust fan which allows natural light into the bathroom
  • Recessed can light inside of shower enclosure

New Boral Madera Tile Roof in Rancho Santa Fe

Looking for a roof that will leave your neighbors drooling? This beautiful Boral Madera concrete tile roof we just installed in Rancho Santa Fe is a real knock out!

The color of the tile is Mountainwood and is one of the select few roofing options that the Rancho Santa Fe HOA allows. The tile is meant to give the appearance of a wood shake roof while keeping all the benefits of a concrete tile roof. It is a popular option in San Diego because it isn't flammable like wood shake roofs are.

Unfortunately the home previously had a poorly designed concrete tile roof that was constantly leaking. When we removed the old roof, we found that a lot of the wood had to be replaced due to water and termite damage. This was no problem for the TR Construction team as we had all the wood replaced in no time.

In San Diego it is not a bad idea to keep the attic cool during the warmer months, so we installed numerous O'Hagin roof vents.

Now with a sound roof installed these homeowners can sleep securely at night without worrying about the next big rainstorm.

Solar Tubes, Letting the San Diego Sunshine In!

We live in San Diego; where the sun is always shining! Don't you want to let a little of that sunshine in? Then you might want to look into solar tubes. Like skylights they help bring natural light into your home and can save on electricity. But they also have a number of advantages over skylights.

  • They are much smaller than skylights, but are able to bring in a lot more light. The tube actually amplifies the light from outside as it goes into your house.
  • Solar tubes can be installed almost anywhere inside your home because of their small size. This makes them great for lighting dark closets, bathrooms, or anywhere else in the house.
  • They don’t require any drywall repair as part of the installation process. You just need to have them installed by a qualified roofer to make sure you don’t cause any roof leaks.
  • They are cheaper than skylights to install.
  • Solar tubes are able to redirect light into your home the entire day, even when it is cloudy. Unlike skylights, the sun doesn’t have to be in the direct path of the tube in order to create light.

Solar tubes are an excellent natural light source, which means you can use them rather than traditional lighting during the day. It is estimated that solar tubes can save you anywhere from 70 to 90 percent on your daytime lighting costs.

Besides being greener, natural light has a number of benefits including, strengthening your immune system, reducing eyestrain, and improving your mood.

Types of Solar Tubes
Solar tubes are sometimes also known as light tubes, sun scopes, sun pipes, solar light tubes, tube skylights, sun tunnels, or daylight pipes.

Certain solar tube models even come with electrical lights built into them so that they can be used during hours when the sun is down. Others have a dimmer that can be used to regulate how much light is let into your home.

If you would like some advice on how to let more natural light into your home, give us a call!

On the Jobsite: Master bathroom remodel in San Diego, CA

Just this week at TR Construction we finished a complete master bathroom remodel in San Diego and it looks great!

The master bathroom had a standard bathtub, which we converted into a custom shower enclosure. Shower enclosures are becoming more and more popular for many reasons.

  • They are easier to keep clean and don’t grow as much mildew and mold as shower curtains. For many bathrooms in San Diego mildew can be a huge problem.
  • They can give you a lot more elbowroom. If you are sick of wrestling with the shower curtain or feel a little claustrophobic every time you shower, installing a shower enclosure can make you feel like you live at a spa.
  • Sick of showering in the dark? Shower enclosures let in a lot more light. And installing an overhead light can make an even bigger difference.
  • Shower doors do a better job of keeping water off the walls and floor—saving owners from expensive repairs. Shower curtains have a tendency to let out a lot of water, especially if you aren’t paying attention.
  • Shower enclosures look amazing. They are a great way to make your bathroom look more modern and luxurious.

This San Diego homeowner was able to splurge on their shower enclosure by cutting costs elsewhere. Instead of having their vanity custom built, they found this beautiful one online. It is well built, looks great and saved them a lot of money. The vanity came complete with a hard surface top and sinks.

This freed them up to create the shower enclosure of their dreams. It includes a:
  • sit-down bench
  • tumbled rock shower pan
  • custom seamless glass shower enclosure
  • niche and trim with mosaic tile
  • large overhead rain shower head
  • an additional shower head on the side
  • floor to ceiling tile on the walls and on the floor in the shower enclosure area.
Which goes to show that trimming your budget doesn’t mean you have to sacrifice on style! If you have any questions on remodeling your home please give us a call!
